I’ve talked to some landlord that have been landlords for a long time. Many of them have expressed how much things have changed in recent years. Many have found it necessary to start screening their tenant’s credit & background information where they did not used to do this. They used to do just what you stated in your post – they went on impressions of the prospective tenant & just checked rental references. I find it interesting how this seemed to be successful for them in the past. People have changed. Now we have identity theft and people who are better able to put on an act to make appearances look good. It’s even more important now, to make sure you are thoroughly screening your tenants.
